If you were going to sell your car, what would you do? Well, you'd probably check to find out how similar vehicles to yours are priced. Then you would start advertising within that price range.What you would be doing, perhaps without knowing, is determining the 'market value' of your car. Market value is simply what buyers are willing to pay for a particular product.

When you decide to put your home up for sale, one of the first things we'll do is determine the current market value of your property. That's important to know because if you price your home too much above its market value, you'll probably won't get any offers. Alternatively, if you price your property too low, it might get snapped up quickly but you'll have  left a lot of money on the table.

 

How do I determine the Market Value of your  Phoenix Area home?

 
  • I will look at a variety of factors such as
  • the desirability of the neighborhood
  • the features of your home
  • how well has it been maintained
  • renovations and other improvements you've made
  • and of course, it's location.
 
 
I will then review the market statistics in detail and watch for any market trends (up or down in price).  By carefully studying similar homes in your neighborhood that have recently sold it will give me a strong indicator of  your homes current market value. It's also important to consider days on market. The longer a home stays on the market it is most likely priced incorrectly or has 'issues' that need to be addressed in regards to it's condition and/or location.  We must take many factors into account - upfront - and price your home correctly.

 If your thinking of selling your home, the good news is your home may be worth more than you realize.  The Phoenix  Metro typical listing count is way down close to 18,000 instead of the normal 30,000 active listings.  This means there are a lot of buyers buying or at least trying to buy but there isn't enough inventory.
