My LA friend, Endre Barath, Jr. shared a story about his K9 assistant, Schmoie, and he discovering a variety of curious 'fixes' to an infrastructure of old, in his community. Of course, as you know, something always spawns a blog post and this was no exception!

Put a band-aid on itIt reminded me of an issue that I am having with a client of ours in the Charlotte area. We required that the sellers provide a home warranty for our buyers about a year ago as there was a bit of obvious, lack of preventative maintenance in the home. One area that was not, however, lacking in maintenance, according to a recent technician's invoice, was the HVAC.

At the time, our best home warranty rep was working for a company, Home Warranty of America so, we suggested to our buyer that this company had a great representative behind them. Our rep was always available to help when the trades would only apply band-aids to the symptoms, not actually correcting the problem. Our buyer had the seller purchase the Home Warranty of America warranty and they have utilized it in recent weeks for issues with their HVAC unit, which was not the concern at all when they got the warranty.

What has happend in the interim is that our representative has left and gone with a FAR better home warranty company, Choice Home Warranty and there is absolutely no getting through to the powers that be with regards to having them address a pressing claim.

My clients have a small child and now that the temperatures are in the 90º+ range, the AC 'fix,' according to the home warranty techniciah is merely to continue to add freon - not repair the leak. Then when pressed for the repair of the leaking evaporator coil, the warranty company said that the homeowner would have to pay $6,000 for an enire other part that doesn't need replacing! 

We have spoken to other HVAC (experienced ones, not the warranty technicians) who tell us that because the warranty company's tradesmen make very little money at all on replacing an evaporator coil, they have to UPSELL the unsuspecting homeowners, in order to turn a profit if they are going to continue to do warranty work. It's the most absurb thing I've ever seen!

We have recently found that locally, there are 4 other homeowners who have experienced this same exact 'band-aid solution' with the same warranty company, Home Warranty of America. All other homeowners have received the same exact upsell from the trades and the same, non-response from the warranty company.

Band-Aids are for skin - not housesEarlier this year, I had a complaint from one of my clients about Home Warranty of America and quickly moved to research other home warranty companies. I found that Choice Home Warranty has the best reviews and have since gone with them for my buyers' home warranty needs. My clients are sharing wonderful experiences with me about this company and I have also discovered that our favorite warranty representative is now with Choice Home Warranty! (If you need contact information, give me a call shoot me a text and I'll send his info your way). There's a reason that customers are leaving HWA in droves - Band-aid solutions don't work for homes; they're only meant for skin!
