You find the perfect home available on the Phoenix AZ market, but you’re not so sure about the location. Does location really matter all that much? Yes, it does. That’s why you’ll often hear an experts say, Location! Location! Location!

 

Buying a Phoenix Home - Location is Important

 

The location of  a Phoenix Metro  home you’re considering buying will affect you in the following ways and possibly more. It's a good idea to think this important factor through!

 

First, it can affect the property’s future resale value. I often suggest that clients purchase the best possible home in a great location for this reason specifically. Some clients may get caught up in the 'moment' and fall in love with the floor plan, updated kitchen, stainless appliances or other amenities but the home is not in their preferred area.  That's when it's a good time to take a step back and consider your wants vs needs and what is your end goal.  Updated kitchen? Best location possible?  My job is to guide you in the home buying process and share my knowledge and experience I've gained over time. Your job is to make the final decision in which home to buy and enjoy your new home for years to come.

 

Second, it will affect your lifestyle. If the area doesn’t have the features you want — nearby schools and playgrounds, walking trails, proximity to activities that interest you, such as golf or fitness clubs — you probably won’t enjoy living there nearly as much.  It's also very important to consider driving time to your job.  If you're spending 1 1/2 to 2 hours or so getting back and forth to work that clearly will affect your lifestyle.  And if you've got kids in school it's pretty hard to manage their needs when you and/or your partner is so far from home during the work day. Just a few things to consider when purchasing your Phoenix area home.

Sharon Lee it is so important but yet some buyers throw it out the door on impluse. I've got 2 right now that came to me 'after the fact' and are now moving to the location they really wanted and selling the other home which is a very short time they knew it was a mistake.

You've certainly laid out very clearly the reasons why location has always been and continues to be key in making ahome buying decision. There usually are tradeoffs when buying a home, but location should proabbly not be on of them unless you are really sure.

You can always change certain features in a home that you don't like but you can't pick it up and move it. Location is one of the most important decisions a buyer will make when it comes to purchasing their home.

What remains true in real estate today, location matters.  Commute times rarely improve, bad neighborhoods generally don't become great, troubled school systems often remain troubled and they almost never build a gym where you need one!  Great post on this important topic.

When this subject HIT home for me is when I saw a garage sale at a beautiful home on a cul de sac in a coveted area that sold immediately. You pay more you get more or you get more you pay more..holds if location dynamics come into play

Hello  Anna Banana Kruchten - location lasts and kitchens get dated.  That is my take. The location affects you lifestyle.  We paid a little more money for a house more than 20 years ago to be in our ideal location and we are still loving it.  Buyers should take your advice.

Always weigh out the commute times as you will be experiencing them everyday.  Commute to social life or commute to work?  Which one are you more willing to compromise on?

For your primary residence, I think lifestyle is more important. For investment properties, resale value is key. If your primary residence is your only savings vehicle for retirement then you are fooling yourself.
