Well actually I'm not wild about getting 'this' type favor! And here's why. I am hired by clients to sell a home or to help them buy a home. These folks are serious clients because they hired me. I am going to spend all of my time, energy and money working for them. Why on earth would I take my eye off my clients wants and needs to try and find a buyer for another home owners home of which he or she has no intention of hiring me? That has never made any sense to me - ever. The odds of me having a buyer for a specific neighborhood or type of home is low, very low - especially in a huge city and market like the metro Phoenix area.
Just keeping it real here folks. And as always I'm a straight shooter and will let you know where I stand. My clients know that about me and this is why they hire me, for my experience, knowledge and I will be honest and upfront with them - always.
A home seller came by to "do me a favor". They said I could "feel free to bring one of my buyers to his house," You see his wife wanted to list it with one of her friends, who is a brand new part time real estate agent. You should have seen the look on his face when I told him that is not how things work.
He looked at me and asked "Don't you sell a lot of home sin my area?" YES, I said.
"Don't you have lots of buyers?" he asked. YES, I said.
"Then just bring one of them by my house" was his reply.....
You see, when I list a home. I put together a marketing plan for that home. It includes pricing it right, tips in getting the house ready to sell and of course, marketing to attract the most potential buyers for that listing.
"So you will not bring me a buyer?" he asked. Again I said chances are, no. He has a unique home, larger than average, rural and by all means attractive. But not a home every buyer will want. I told him "You have to attract the most potential buyers to your home."
He sighed and with head in his hands, he knew he may have made a mistake in listing his home how he did. He said "new agent - not the best choice then maybe part time was not the best way to go either." He really thought i would rescue him. I sure would have been more able to with a sale at the best obtainable price had he just listed with me in the first place. Selling home is my full time jb which I have proudly done for 31 years.
The lesson is that this is why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
