Selling your Phoenix Area home can be emotional roller coaster if you're not prepared in advance.   1. Take the emotion out of selling your home.  It is best to think of selling a home as a business decision.   It is best to base the sale on the facts, such as what are homes selling for in the neighborhood, what condition is my home in compared to other homes? Take a good long look at homes that failed to sell, as there is a reason they didn't sell. Perhaps the home was over priced, hard to show,  in so-so condition or not in a great location. Or maybe the agent simply didn't know how to market the home properly in today's online world?
  2. Think - this is not my home! It  helps to release your attachment to your home.   Sometimes this takes a little effort to  release your emotional attachment, and that's ok. It's normal for everyone, including me!  Begin to visualize and see a new family moving into the home and loving it.  And if  time permits , give yourself  time to adjust to the idea of moving on to a new adventure!
  3.  Properly prepare your home for sale.  Potential buyers first impression of your home will make them want to see it - or not.  When preparing a home for sale I can assist you in what's needed to be done and what doesn't need to be done. Doing the 'right' things will give you the best chances of selling for top price in a short period of time. We have been helping our clients 'stage' their homes for many years  and we know that professional photos will make your home STAND OUT online. As an experienced agent I can tell you that homes are absolutely SOLD online in today's market.
  4. Make it EASY for your home to be shown to potential buyers. The bigger pool of buyers that view your home, the better the odds on receiving an offer or possibly multiple offers. Sure it takes some effort for your home to be 'show ready' at all times but it is well worth the effort.
  5. Selling your home can actually be relatively stress-free. Yes this can be true! Those are excellent suggestions that will help any seller willing to pay attention to, and follow, them...with your help of course. I think the emotional side of selling can be difficult for some to overcome, but keeping in mind the goal, and either the pain or the pleasure behind the sale, helps!

These are perfect tips.

Removing emotional attachment is probably one of the hardest parts of selling a home. But in order to prepare the home for sale, as opposed to a place to live, emotions should be taken out of the equation.

Absolultely THE list all sellers should go by, Anna! The emotion and them realizing this is not a 'home' that they are selling is really key. To add to #2 - when they realize that 'staging' is not 'decorating' that often helps them realize it's not their 'stuff' they're trying to sell - it's the house!
