The Sky is Falling The Sky is Falling...

 

The last week of August 2019 was a non-stop blah blah blah media craziness about the 'looming' recession.  Ridiculous absolutely ridiculous. There I said it, ok. And I have my reasons for saying how ridiculous the blah blah media blitz has been. I'm the type of person that deals with facts from multiple financial analysts that know and understand how markets work.  And I've been studying the markets for sometime, years actually. And naturally being a real estate broker, I keep abreast of the real estate market and trends in my area as well as national trends.  But please keep in mind - real estate is local, not national.

 

Let's start with the inverted yield curve. For Pete's sake an upside down yield curve for a few hours or even a few days does not denote a recession is imminent. Sure in the past, it has denoted a recession 'could happen' say 18 to 24 months out, but not always when there are other factors in the mix, like a stong economy. From my understanding, the reason the yield curve was inverted had more to do with A LOT of money coming into our country from the countries that have a negative economy. Of course they'd want to park their money in the U.S.A. market. That just makes sense. Our economy is strong.

 

I also heard A LOT of media folks creating a huge fire storm with the R word, over and over and over and over and over and over. You get my point.  Of course some folks are going to get all fired up and believe the big R is coming soon after all that blather. Some folks even suggested it's what the country needs to get rid of the current President.  Seriously,  you'd rather take down millions and millions of people financially for an election? Do you hear yourself?  I wonder about how all your viewers and subscribers would feel about that idea. Sure sign me up?  I highly doubt that. That whole idea is just nuts in my opinion. Thankfully the R word brew ha ha has died down somewhat this week - or so it appears. Let's let it.

 

My last last point is China.  China is a long game. It's taken 30+ years to get where we are with trade and theft of our intellectual property. I've often times wondered why on earth would some of the big corporations allow this to take place? For their bottom line of course. I know a number folks that have worked on big projects in China training people for years, and they thought the same thing.  I do know it's not good to get stuck in this crazy upside down trade and intellectual property place for another 30 years while we are losing billions a year.  It may take some time to get a more reasonable trade situation going on with China and I choose to let the process work itself through. It's complicated.

 

So what about the real estate market in Phoenix? It's going strong with lots of sales of both new builds and resell homes. In some areas the market leans towards a sellers market, in others it's more balanced between sellers/buyers market. It's very important to hire an agent that knows and understands the current market and trends in your area - no matter where you live!

 

My very last point.  This is not a political post. I repeat NOT a political post.  Whatever views you have is fine by me. I respect other folks views, kind the old fashioned way it used to be. And honestly I'd like to see respect along with civil discourse become the norm once again.

That's an amazing picture, Anna!  

I agree with you about the assessments being made about any oncoming recession.  I believe there is a political agenda from both sides of the aisle to create a self-imposed recession.  Folks are working.  Unemployment is low.  People are buying and consuming!  Homes that are being bought are not using liar loans to be obtained.  More cash is being utilized, and folks have their skin in the game!  The trade war Sabre rattling is only shooting ourselves in the foot!  But, hopefully, cooler heads will prevail at some point, and life will go on!

As usual and of course you make not only $$$ and lots of it but you make a lot of sense $CENTS$. America is the one place on the planet that big money is rushing to and investing in. Sure certain segments of RE have stablized, corected, cooled off or whatever you want to call it.

But interest rates are as low as they've been in a long time, DOM have increased, multiple, standing in line, frantic buying has receded, inventories are once again beginning to catch up with demand (in many areas) and things are beginning to normalize somewhat. 

We've been prone to intensity far too long and now Disneyland is over. RE professionals may have to start hustling for biz again; perhaps even redefine their model, goals and self expectations. But make no mistake, the USA is the best place on the planet to park wealth and that ain't gonna end anytime soon.

The more unstable the rest of the World becomes the more America looks like the place to be. Our economy may have a hicup or two moving forward and we can only hope that it does. Economics is a trend and all trends have peaks and valleys.

As you said, it's hard to fathom that some people would rather the whole country sufered than for Trump to have another 4 years in the White House. That's taking an obsession to an insane level.

The economy always cycles; when is the only question. A recession will happen, it probably should have happened by now. That does not mean it is going to happen next week, month or year.  And it probably will not affect real estate as drastically as last time. 

As for the inverted yield curve, correlation does not mean causation. The sun rose and set before the last recession; a high correlation. It did not cause it. Silly example, yes. It will be up to much better minds than mine to show that the yield curve was "the cause". There were likely a number of contributing causes, not just one cause.

Seattle has certainly felt the echos from Hong Kong, but still, the demand remains high, and the number of expected new high-tech residents grows and grows. It's only common sense that good locations will remain at a premium. Your article is spot on!

Of course, but when, for how long and by how much remains to be seen. Let's just hope cooler heads prevail this time and it isn't an all-out panic like last time. I couldn't agree more with every word you have said. I admire your courage to write it and in a smart, respectful and rational way. 

I learned a long time ago that if I am going to say something, I better know what I am talking about and using common sense and my own cognitive ability to come to realistic and rational reasoning for my views. 

I came from the staffing industry. This industry is a barometer for determining the period going into and coming out of a recession.  

Consumer confidence always plays a huge part in the equation and there are those elements in the media who are trying to erode that confidence to the detriment of our country. 

As for China....yikes!  They are looking for world domination, this needs to be factored into every aspect of the free world's dealings with that country.

They're all around us, just some of them are afraid to speak up as they'll be called nasty names. It's oh so junior high school to me. And a really bad debate stance to take....I would never gotten away with stooping so low in debate classes and tournaments in college. In fact I'd probably have flunked out! Oh wait - that's the real world the rest of us life in - thank goodness!

Hi Greg Mona great to see you! The sky is rather rosy, isn't it! Our market, as many other markets are humning along well. Locally I'm sure you've noticed all the new restaurants, businesses and building going on - which says a lot. It's not at all like what was created in 05 to 07 with all the liar loans etc etc. That I hope never happens again.

I agree - there ARE many cooler heads who aren't buying into the hogwash. The problem is - those of us with some sense are doing our work and minding our own business.

The crazies are out there shouting about the sky falling, and trying to make it happen.

It would be beneficial if the media would just ignore them, but too many members of the media are part of their crowd.

Remember when news reporters reported what went on instead of their own opinion about what may or may not have gone on?

Marte Cliff there are certain financial experts in the media that are speaking out wisely, clear and calmly.  Turn the channel.... and don't listen to the crazies - I stopped listening to them quite a number of years ago.  Someone in the financial world pointed out to me back then - listen for the main stream media's 'Phrase of the Day' and notice that every single one of them is using that exact phrase over and over and over.  That was a light bulb moment for me! Low and behold.....someone was telling them exactly what to say - in order to build their numbers.  I think it's backfiring on them now. It's about time.

Thank you for your reply.  Like you, I was not fond of economics in college.  However, thanks to our time in commercial real estate, the business world and economics became an interesting subject because we dealt with people who practiced it rather than taught it.  Thanks to those people I saw it in action. 

We also participated in the annual real estate forecast that UCLA put on every year, and learned even more.   And, I am still learning. A

It's troubling how the MSM slants all news to their ideology and political correctness. I personally haven't watched a network news channel and quit taking the local newspaper for over 10 years.

Even the conservative cable news channel is heading in the direction of the MSM except for a few programs. There is so much fake news reported by the MSM, they have become untrustworthy and now until I get all the facts and confirm it's accuracy, it's just a bunch of non sense to me.

Today, the chairman of the FED announced that there isn't going to be a recession and he should know because he controls our nation's money supply. Super great post.

Someone in another area said they were tired of everyone demonizing the media because they report what we want to hear. Not entirely true, they report what their bosses tell them because bleeds = leads.

This is a perfect example of how we are manipulated out of critical thinking by empty talking heads. And we need to always question what we hear and see. Yeah. Reality is that skewed.

This is why we drink! LOLLL

Good Morning Kimo Jarrett we're on the same page.   I haven't watched main stream media for years, nor do I read the paper. They are untrustworthy because it's clear as a sunny day in Phoenix they are 100% agenda driven and it's political. Period.  Yes I did hear Fed Chair say straight out several times, there is no indiction of a recesssion. Time to move forward and enjoy today!

Thank you Sharon Tara my goal was to write simply and understandable as it's a complicated subject. Many are relying on media news and those folks so don't understand financial implictions and factors. They are told exactly what headlines to spout off day after day...and many are after making their name standout. It's all about them.

 For too many years the media has been totally skewed politically in one direction and I guit listening to those stations years ago. They are welcome to their own ideas -  as are the rest of us!

 

As far as being manipulated by the talking heads - that is spot on.  Years ago a financial mentor of mine pointed out to me - notice the headline phrases on any given day, then turn the channel to another one and listen. Same phrase. And then try more channels. same talking phrases. That was an awakening!  There is one puppet master controlling the headlines and what they go on about day after day. Pretty easy to know who that is (or what). And those that follow them believe them hook, line and sinker. Facts, who cares about facts?   I do!!

Oh, too funny! My post is also about the sky falling! LOL I am just now getting to this and boy, you are SPOT-ON! The media's negativity is going to backfire on them - it's just a matter of time. I will say, the news junkies buy right into it and those are the ones that you REALLY have to educate.

I have long been into knowing and understanding what's going on in the markets - that's the geek in me lol! Economics was one of my favorite courses in HS and college!  Way more intersting to me than all that nonsense dribble of the far left media crazies.

Oh boy! I thought I would pop over to see if you had the same negative ninny on your blog too. 

You know, if you are in this business and you're busy, wouldn't you question the news media? Wouldn't being prepared be a positive thing? 

I can tell you that all of the research I've done on this topic has come in handy to share with my sphere when they ask me if they should hold off on buying because of the ___. I'm hopeful that others were helped by this challenge as well.

Debe Maxwell, CRS haha the main stream media and trust?  Not sure that is remotely accurate these days and I'm quite certain folks on both sides of the isle feel this way - in fact don't listen to it anymore. I sure don't.  I do follow the financial markets closely and that is the bigger indicator of trends - plus the financial people are experts in their field  and NOT going after making  'bombshell' headlines for themselves.  As for the other persons perspective that is his prerogative. I did pick up he's trying to safeguard himself from another downtown like in 08 where he lost everything.  But we are nowhere near where we were in 08 - far from it!   It does make sense to secure ones future.....that only makes sense. But to stir up the pot with false rhetoric, no thanks.  I remember clearly back in 08/09 where I had the hard converstation with sellers that there best change was to take their home off the market and wait it out as there was zero chance of selling for sometimes to come. And of course we know what it was like helping folks through the trama of  short sales and foreclosures.  BUT again folks - that is not where our market is now - relax.

I agree - it was actually someone else (not the original poster) that was the negative Ninny. I'm good with whatever they want to believe though. They'll be referencing the masses' posts when their business does pick up and their clients start asking the same questions we're getting!
